May 17, 2019 Carrington Ridge HOA - Community Update


Just a quick note as a follow up to the annual Home Owners Association meeting last week. Thank you to those who participated. For those who were unable to attend, we have attached the minutes to this email. In addition, we wanted to provide a few quick updates:

  1. Board Election: Michele Lizzio and Kim Murphy were elected to the Board of Directors with a unanimous vote. Thank you, Kim and Michele, for your willingness to serve
  2. Pool Opening Party: Saturday May 25th, 12:00pm - Contact Kristen VanTine with questions or to help
  3. Bud Henderson Developments: Excavation on the Community School of Davidson (CSD) athletic complex is well under way. Phase 3 of the Arrington Community (by Lennar) is awaiting final approvals. As mentioned, we have engaged an attorney to ensure that our interests are protected as much as possible.
    • Road Widening: Both of these developments will require adding a turn lane on Bud Henderson into the developments. As part of this process CSD is required to install a drainage culvert on the south side of the street. Though not confirmed, we anticipate Lennar being under similar requirements. There will be sidewalks installed on the north side of Bud Henderson.
    • Tree Removal: CSD will be removing trees and reducing the grade on the hill adjacent to the Carrington Ridge common area off of Bud Henderson. This work will be done using the public easement. As a courtesy to Carrington Ridge homeowners, CSD has offered to plant 20-25 Leyland Cyprus trees where there is the greatest impact.
    • Lighting: The plan that has been approved includes 0.0 Light Trespass on Carrington Ridge. It is not expected that we will Town Ordinance requires field lights be off after 11:00pm.
    • Property Inspections: Currently Main Street drives through the community twice each month issuing notices and warnings for any homes in violation of community rules. In response to your feedback, Main Street has volunteered to increase the rate of inspections temporarily to help us focus on getting yards under control as we begin the summer season. The attached document outlines the inspection and enforcement process. Lawn maintenance continues to be an issue that is difficult to enforce, however we are confident that by increasing the rate of inspections and enforcement hearings that we can make progress towards helping all residents ensure their lawns meet community expectations.
  4. Pool Schedule: As has been communicated previously, the pool is open as follows:

5/11/19 to Memorial Day, Friday to Sunday (4pm - 8pm on Fridays)

Memorial Day to Labor Day, Monday to Sunday

Labor Day to 9/15/19, Friday to Sunday (4pm - 8pm on Fridays)

Mon - Fri 10am - 8pm
Sat 10am - 9pm
Sun 10am - 8pm
Between Memorial Dy and Labor Day when public school is in session, the pool is open from 4pm to 8pm
